1 Hotel Austin Opens Inside the Waterline Tower in Downtown Austin
September 2026
AUSTIN, TX — Downtown Austin has welcomed a major new luxury hotel with the opening of 1 Hotel Austin inside the Waterline tower near the Rainey Street district.
The 252-room property is the first Texas location for the 1 Hotels brand and occupies the lower floors of the Waterline development.
The 74-story Waterline tower has become one of the most prominent additions to Austin's rapidly changing skyline and combines hotel, residential, and office space in one large mixed-use project.
1 Hotel Austin officially opened in September 2026.
The property was developed as a nature-inspired urban hotel, combining luxury accommodations with design elements influenced by the Texas landscape.
Guests have access to a variety of amenities, including a rooftop pool, wellness facilities, restaurants, bars, and event spaces.
The hotel also includes Bamford Wellness Spa, expanding the growing collection of wellness and hospitality businesses in Downtown Austin.
Dining is a major part of the property.
The hotel includes Watr, a Japanese-inspired rooftop restaurant and bar, along with Alteño, a restaurant located near the lobby.
The opening brings another high-end hotel option to an area of Austin that has seen extensive development during the past several years.
The Rainey Street district has evolved from a neighborhood known primarily for bungalow bars into an increasingly dense collection of residential towers, restaurants, hotels, and mixed-use developments.
Waterline sits near Lady Bird Lake and provides convenient access to Downtown Austin, the hike-and-bike trail, the Austin Convention Center area, and the city's growing entertainment districts.
For Austin's tourism and hospitality industry, the opening adds hundreds of new hotel rooms as the city continues to attract conventions, festivals, business travelers, and leisure visitors.
The project also represents another major investment in the Rainey Street and Downtown Austin area.
